05 — THE PLATFORM

One asset.
One partnership.
One clear plan.

Arthur Grace Capital is being built as a private, deal-by-deal investment platform—not a blind-pool fund.

Each acquisition is intended to sit within its own ring-fenced special purpose vehicle. This gives investors visibility over the underlying asset, its business plan and its funding structure.

Our preferred model is a concentrated relationship with one principal capital partner per SPV. Senior debt may be introduced where it supports the opportunity and preserves sensible alignment.

06 — INCOME COMMITMENTS

Income with
real foundations.

Across the Arthur Grace platform, we guarantee more than £1 million in annual payments to landlords and investors through contracted rents, income agreements and asset-specific return structures.

Every commitment is assessed against the individual asset, its operating plan and the relevant agreement. We believe clarity on the source of income matters as much as the income itself.

Understand our strategy

06 — INVESTMENT FOCUS

Conviction in
real assets.

01

Value-add property

Assets where thoughtful acquisition, design and execution can create a stronger long-term proposition.

02

Hospitality & stays

Distinctive operational real estate informed by hands-on experience of guest-led assets.

03

Complex opportunities

Situations where structure, speed and close attention to the asset can unlock overlooked value.

07 — HOW WE WORK

Close to the asset,
from first look to exit.

Our role continues beyond acquisition. We remain accountable for the business plan and the operating decisions that turn potential into performance.

01

Source

Originate selectively through a focused network and direct market knowledge.

02

Underwrite

Test the downside, define the business plan and establish a disciplined basis for investment.

03

Structure

Create a dedicated, ring-fenced SPV for each opportunity, with capital aligned to that asset.

04

Acquire

Execute with a clear funding plan, using senior debt where appropriate to the individual transaction.

05

Create

Reposition through design, refurbishment, branding and exacting delivery.

06

Operate

Stay close to performance, income, occupier or guest experience, and the route to realisation.

08 — OPERATING HERITAGE

Experience that lives
inside the asset.

Arthur Grace Capital draws on the wider Arthur Grace property platform: acquiring, developing and operating residential, hospitality and serviced-accommodation assets.

That experience informs every stage—from layouts, finishes and brand positioning to revenue, guest experience and day-to-day performance.

09 — CAPITAL PARTNERS

Selective by design.
Personal by nature.

We work with family offices, private investors and strategic partners who value direct access, considered decision-making and a clear connection between their capital and the underlying real estate.

Current opportunities are introduced privately and considered individually. Nothing on this website constitutes an offer, solicitation or investment recommendation.
